835 East Main

This project encompasses the demolition of an existing building and redevelopment of the site as required for a new six-story mixed-use, multi-family, building at 835 East Main Street in Louisville, KY.
The construction type is four stories of type VA construction over 2 stories type 1A construction. The building is mixed-use with the primary occupancy of 137  R2 (Residential) units, and secondary occupancies of M (Mercantile), S2 (Parking), and A2 (Assembly). Site improvements include relocating, to underground, power lines and poles, as well as street improvements, i.e. bump outs, landscaping, etc., as well as a green buffer to adjacent existing properties.
Close coordination with MEP, Civil, and structural consultants, paired with the early integration of the project General Contractor, allowed for early design decisions that increased efficiencies before and during construction. Highlighted efficiencies were found in early construction type selection, use of post-tensioned slabs, standardized kitchen and bathroom designs, equipment and vendor selections, as well as technical assistance and site landscaping guidance during zoning and permit approval phases.
835 East Main St seeks to fill a gap in Louisville market rate housing, while serving as a new destination for locals and those visiting NULU.
